When purchasing a new built retirement home from Irvine Contractors Ltd you can be sure it is an energy efficient home that is contributing to the well being of the environment. Up to a third of the heat in a conventional house is lost through the external walls. The design of our developments is such that minimising heat loss but also enjoying borrowed heat from adjacent properties. All external walls and roof spaces are well insulated to help minimise heat loss. With double glazed windows and patio doors, the thermal efficiency of the development not only helps keep the heat in during winter, but also keeps the excess heat out in the summer.

The homes will all be connected to the local District Heating Scheme, which is nearly 100% efficient. The system allows customers to take heat when they require it, hot water storage tanks are not required, and the radiators come on only when the temperature falls below set levels, the response is instant and allows you to adjust temperature to suit prevailing conditions.

The ground floor of the properties all feature underfloor heating, as does the 1st floor shower room. Radiators connected to the District Heating heat exchanger heat bedrooms on the 1st floor.

Energy efficiency also extends to a variety of the fittings installed, from low energy light fittings fitted in hallways and bathrooms of houses. Kitchens are fitted with a fan-assisted oven, which is recognised as being more energy efficient than a conventional oven. Even the extract fans in the bathrooms and kitchens are energy efficient, incorporating a facility so they wont stay on unnecessarily if someone forgets to switch them off.

The safety and security of the residents is of paramount importance. This development has been designed and built to minimise the risk of crime and be safe. It features a secure central courtyard situated in the centre between all of the homes. Entrance doors incorporate multiple locking points, which ensure the door is securely closed and are fitted with extra strong burglar resistant safety hinges. Smoke alarms are fitted as standard in all of the homes and include battery back-up.

All the homes in the South Road development are part of a factoring agreement, which offers peace of mind for the homeowner and provides them with a relatively maintenance free home and cost effective means of living.

For an annual service charge this agreement includes the external painting of all the windows and doors, the cutting of the grass, and maintaining the gardens and footpaths and making sure parking areas are clean and tidy.
